The Point Estate has been recognised as a standout project at the UDIA Victoria Awards for Excellence, highlighting its innovative approach to sustainable urban development.

At the 2024 awards, Moremac Property Group was honoured with the Residential Subdivision Award, acknowledging their vision and leadership in developing a vibrant, livable community. Additionally, SMEC was awarded the Consultants Award, celebrating our engineering solutions that underpin the estate’s design and functionality.

Engineering environmental stewardship

Nestled near the Ramsar-listed Swan Bay wetlands, The Point Estate seamlessly integrates 600 homes with extensive public amenities and carefully preserved natural ecosystems.

 

A central element of the design is the 5-kilometre tidal waterway, engineered to re-establish natural flows between Lake Victoria and Swan Bay. The looped waterway enhances water quality, safeguarding local wildlife habitats and the delicate seagrass ecosystem, whilst mitigating flood risk.

 

Extending over 195 hectares, approximately 1 million cubic metres of soil was moved to create the development, the equivalent to approximately 220 Olympic-sized swimming pools. A digital model of the earthworks was designed to coordinate soil testing, mitigate environmental risk, and optimise excavation loads.

 

Streetscapes encompass bioretention swales and rain gardens, designed to slow down and filter stormwater runoff as it flows through the landscape, trapping pollutants and sediment that can be harmful to downstream water bodies.

 

A benchmark for sustainable building

The Point Estate sets new standards for coastal development. Shane McGlynn, Manager – Urban Engineering, Victoria commented, “The Point Estate stands as a model of urban sustainability and showcases SMEC’s ability to simplify complexity in harmony with the natural environment.”

 

Beyond its environmental achievements, it offers residents a connected, active lifestyle with access to open spaces, walking trails, and natural landscapes. This project is a testament to SMEC’s commitment to engineering positive change, leaving a legacy for the Bellarine Peninsula.
